How long will it take to build the new development?

The construction timeline for a development with 150 homes can vary depending on numerous factors. Typically, such a project may take anywhere from 36 to 48 months to complete, from the initial groundbreaking to the final touches before residents move in.

Do we need more homes in Great Horkesley?

Currently the adopted Colchester Local Plan seeks 920 new homes a year, this figure is set to rise 1,290 a year following recent announcements from the new Government. We’re looking to bring forward this scheme early to help address Colchester’s emerging housing requirements in the new Local Plan. New sites for housing will be needed and Great Horkesley will likely have a role to play due to its proximity to Colchester and strong sustainability credentials.

Does this scheme include affordable housing?

The scheme will deliver 30% affordable housing onsite in line with the Colchester Local Plan.

How will construction noise and traffic be mitigated?

Any approval will be subject to compliance with a planning condition relating to a Construction and Environmental Management Plan. This Plan will control matters such as dust, wheel washing, noise, working hours and construction hours.
