Introduction

New homes, public open space and land for a convenience store

Bloor Homes is excited to bring forward plans for development in Great Horkesley which will deliver high-quality new family homes, and land for a convenience store. The proposal will include 30% affordable housing and significant new public open space, including potential play space, that both new residents and existing residents can use.

In October 2019, Bloor Homes previously held a public consultation event in relation to the bringing the site forward for a development of 160 dwellings. However, a planning application was not submitted due to changes in the local planning policy context.

The preparation of this new planning application is seen as an opportunity to re-engage with the local community alongside Colchester City Council and their stakeholders. Further information on the scheme’s details can be found below.

Housing that meets local needs

The proposed housing in Great Horkesley will help meet the need for housing in Colchester City Council which is currently under pressure to meet its new housing targets published by the Government in July 2024.

The development will offer a mix of family homes, bungalows, and homes for first-time buyers, ensuring a balanced and diverse community – allowing for residents to stay in the area they call home.

The Local Plan’s affordable housing target will be met, with 30% of homes allocated for affordable housing, addressing the housing crisis in Colchester. This ensures that the development is inclusive and supports a wide range of socio-economic backgrounds.
